Q: I really love the new home I am renting, is there an option to lease to own?

A: Currently none of the units we manage have an option to lease to own, but you can contact the developer who built the homes we are managing:

Q: What type of leases do you typically have tenants sign?

A: Leases signed through us are year to year.

 

Q: Do I require tenants insurance?

A: Yes. It protects both the tenant and landlord. You can look into a service such as Zipsure.

 

Q: Is a security deposit required?

A:Yes, equal to one (1) month's rent. NB Security Deposits 

 

Q: What information do I need to submit on the application form?

A:The more information you provide on your application form, the easier it will be for our staff to conduct their background checks for approval.

Q: Why am I being asked to conduct a credit report?

A: Obtaining a credit report from Equifax is favored by most Landlords today. It provides the best indicator of a tenant's financial status, which allows the Landlord to make a better informed decision in choosing a tenant. 

 

Q.: Will my credit score be affected when you conduct your credit report?

A: The credit inquiry will appear on your credit file, however it will not have a significant impact on your credit score, since this is not a credit application.

Q: Does completing a Credit Report guarantee my application will be successful?

A: No, credit reports are conducted as part of the application process and various factors are considered before a successful applicant is selected. 

 

Q: What happens if I don't pay rent?

A: You will receive a notice to vacate the unit. Failure to Pay Rent

 

Q: Is smoking allowed in your units?

A: All buildings are smoke free.

Q: I am ready to move out of your unit, what do I need to do?

A: Must provide a written notice 3 months prior to the expiry of the renewal period while renting in New Brunswick.
